Selling Your Property - Cost-Effective Improvements Dressing your home to sell can add thousands to a valuation - and make your home a nicer one for the time that you stay in it. Simple steps such as replacing broken or mismatching door handles with new ones or replacing basic white light switches or power point coverings with steel or modern ones do not cost a lot, but can add as much as 5% to your valuation. Similarly if your taps drip, replace them, or if you have an ugly fluorescent light in the kitchen, putting in spotlights immediately adds value. Being able to sell a property with a new, modern kitchen or bathroom, or with a modernised central heating system could add 10 to 15% to the overall price that you could get. So a job which costs up to £2,000 for you to do could add as much as £10,000 to the value of the property.
