Selling Your Property - Spare Room

If you have a spare room upstairs, you must show it as a bedroom. The more bedrooms there are, the higher the valuation will be. Buyers will not want to look past your clutter to imagine how a room could look as a bedroom; they will just see the number of rooms which have beds as bedrooms.

If you use it as a study, then minimise the impact that your work area has on the space and put a bed, wardrobe and chest of drawers in and dress it well. Some storage cupboards should be able to easily hide away work papers quickly for viewings.

If the spare room is used as a junk room, then clear it out and clearly define it as a bedroom. If it needs a coat of paint then paint it. Don’t forget lamps and pictures for the walls for maximum impact.
